Wynn stock rises after UBS backs UAE mega casino project

Wynn Resorts has attracted attention on Wall Street after UBS upgraded its stock rating from “neutral” to “buy.” UBS also raised its price target by 20 percent, from $101 to $147. The revision reflects growing investor confidence in Wynn’s upcoming development in the United Arab Emirates.

The UAE mega project

At the centre of this outlook is Wynn Al Marjan Island, a $3.9 billion resort currently under construction in Ras Al Khaimah. Expected to open in early 2027, it will be the UAE’s first regulated casino, marking a notable shift in a region traditionally known for strict gaming regulations.

Wynn Al Marjan Island is planned as a large-scale resort with over 1,500 rooms and private villas. It will feature fine dining establishments, entertainment venues, a marina, and retail outlets. The project follows Wynn’s integrated resort model, previously implemented in Las Vegas and Macau, combining accommodation, leisure, and commercial elements.

Why analysts are optimistic about Wynn?

UBS analyst Robin Farley believes the market has not fully recognised Wynn’s potential in the UAE, as reported by CNBC. Wynn estimates adjusted property earnings (EBITDAM) between $500 million and $800 million, while UBS projects approximately $730 million. This level of profitability could significantly influence the company’s financial performance.

Wynn employs a “gaming-plus” strategy, integrating gambling with hospitality, dining, and entertainment to attract international tourists seeking comprehensive leisure experiences. The company has committed around $5 billion to the Al Marjan Island development. It is expected to be the sole licenced casino operator in the UAE, offering a competitive advantage in a market with limited competition.

Farley stated, “We raise Macau estimates and upgrade WYNN to Buy from Neutral, predicated on those higher estimates and a more bullish view on WYNN’s Al Marjan resort, a view we believe the market will come to share after WYNN’s December investor day. We anticipate that WYNN being the only gaming operator in the UAE should provide a meaningful head start in capturing loyalty among ultra-high net worth international customers.”

Wynn’s expanding global presence

Beyond the UAE, Wynn is broadening its international footprint. The company has seen a recovery in Macau, where post-pandemic travel has led to increased revenue. UBS recently raised its valuation of Wynn’s Macau division from $49 to $76 per share. As Macau’s gaming sector rebounds, Wynn continues to attract high-spending visitors, reinforcing its position in the premium market.

Investor confidence builds

Wynn’s stock has risen by 47 percent this year, reaching a 52-week high. Following UBS’s upgrade, firms such as Morgan Stanley, Mizuho, and Jefferies have also revised their outlooks. Wynn’s emphasis on high-end, high-margin properties has helped it attract affluent clients and expand its market share during the post-COVID recovery.

Farley noted that Wynn’s status as the only authorised casino operator in the UAE gives it a strategic advantage in appealing to wealthy international travellers. Its established reputation in the global luxury sector further strengthens its position.

Farley added, “We believe that as a premium operator, WYNN can defend or gain market share, which is a contrast to consensus expectations that WYNN will lose market share.”

Wynn as a global leader

Wynn faces several challenges, including potential regulatory changes in the UAE and the broader impact of global economic conditions on luxury travel. The company also competes with other established brands in the high-end hospitality sector. Nevertheless, its early entry into the UAE market provides a strategic edge. Wynn’s operations now extend beyond Las Vegas and Macau, reflecting a broader shift towards serving international travellers with a combination of upscale amenities and modern design.
